Yes, it is steep.  Particularly since it has some wear.  Also seller says they still have the map (good) but missing the bookmarks (bad).  Since there is also an envelope full of handouts and maps, plus a CD, neither of which are mentioned, you have to wonder if they are present...

That sounds about twice what it normally sells for. I haven't been tracking these lately but I thought $140  to $180 for a complete excellent condition Ptolus

It's got a damaged corner. Not likely to appeal to most collectors. Not old enough to able to sell damaged goods as 'collecor quality'. Too expensive to be a play copy. Maybe if he openned bidding at £50 and saw where it went, he'd get maybe £140-160ish. The guy's a fantasist with his head somewhere other than in the real world.

Here's the answer.. How kind of him to 'include' them.. Makes it sound like a favour

yes i have the CD with bonus materials on it,
and all the handouts although they are in a separate folder which i will include.
Also if you wish i have a ton of printed out PDF files of city districts, encounters etc

It was $150+ retail for a start.  Monte Cook's big home campaign published (Monte Cook was one of the designers of 3.0)

I thought it was $110 retail.  That is what I paid for mine when I bought it brand new in the store.

It is a massive city campaign done with incredible production values. I have heard great things about it but haven't had the chance to start in on it yet. The size alone makes it equal to three or four of the Necromancer style hardcover books, which would be around $120 to $160 retail (and I believe the original retail was $110).

It also comes with a CD filled with hundreds of pages of extra material.

Some comic books set in Ptolus were released soon after the boxed RPG set.  I do not know if the comics were any good to read or if they were collected into trade paperbacks.
